I bought this house for 1,000 back in January, but it was rented until April first. The tenants just moved out and we shot this video after we walked through the house with them. The house needs about ,000 in work and will be worth 5,000 or more once we are done with it. There will be ,000 or so in carrying and selling costs as well. The home needs paint, carpet, a kitchen, baths, and other minor updates.

How I Bought a 4plex As My First Investment Property (+The Numbers)

Wonder how I purchased a 4 plex at a BIG discount in the hottest market in the country – Las Vegas, NV? I was able to purchase this property nearly k off the market value by being persistent, patient, and convincing a seller to use seller financing to sell the property to me.

If you’re a beginner and haven’t been able to land a deal yet, hopefully this video will show you that sometimes you need to be really persistent when pursuing your first investment property.

*** How I Found the Deal ***
I purchased a list from ListSource of small multi family owners in Las Vegas.
I wrote handwritten mailers multiple times to every owner.
A few owners called me from my mailers.
One owner owned the property 100% and was open to seller financing

*** Seller Financing ***
Seller provides the financing instead of a bank or traditional lender
I offered him the option of holding a note of 0k, 5% interest, amortized over 30 years, no balloon

*** The Numbers ***
Purchase Price: 0,000
Interest Rate: 6.5%
Property Taxes: ,600 / year
Insurance: 8 / month
Gross rents: ,550

*** The Deal ***
My first deal will hopefully be my worst. This is my first 4 plex investment property and I made a lot of mistakes. This deal taught me how to buy real estate investment property. The property likely will be break even or slightly negative cash flow. Finding and closing on this 4 plex investment property was a great real estate crash course for a beginner and I learned a lot. I’m hoping this deal will help me land future 4 plex investment properties in better areas.

I actually bought this for 8,000, I was wrong in the video. It has a lot of original trim, doors, and windows. It will be a very cool house when we are done and worth over 5,000. It needs quite a bit of repairs after a water leak in the bathroom on the second floor. It should take from ,000 to ,000 in repairs depending on how much work we decide to do.

This house was bought for 5,000 and need minimal work to sell. However, the home only has one bedroom on the main floor and we may finish the attic to add more bedrooms. The attic has a staircase that is almost workable but would need some work as well. The home has hardwood floors, 9 foot ceilings, a lot of original trim, and is very close a popular park and the local college.

I bought this house from the MLS as an REO (foreclosure). I have not bought many REOs at all in the last few years because there have been so few foreclosures in Colorado, but one still pops up once in a while. I bought this for 2,000 after it was listed for 9,900 on the MLS. I made a low offer thinking I would never get it and we got it.

The house needs a lot of work and I bet we will spend at least ,000 on the repairs. It is a small house which is nice, but it will needs a lot of work. We will redo the baths, flooring, paint, windows, doors, and more. The home should be worth 0,000 or more when we are done with it. We will also have another ,000 in costs for commissions, financing, and carrying costs.

I bought this house for 5,000 from the MLS. It was under contract when first listed, but I emailed the agent asking her to let me know if the buyers backed out. The buyers did end up backing out and she called me to see if I wanted it before the house was relisted. I looked at the house and agreed to their price ASAP. We closed in a few weeks with no inspection or appraisal.

The house was a mess when I first saw it and the occupants were living in a bus in the driveway. The front door was open and it was a little questionable going in the house. It needed work but was mostly full of trash. I think it is in worse shape now that I bought it and we found a number of gross things such as syringes and other unmentionables in the master bedroom. There are cigarette butts on the floor and they obviously did not care for the place.

I think we will put from ,000 to ,000 into the remodel and it should be worth 5,000 when we are finished. We will replace the kitchen, baths, flooring, paint, and other minor things. There will be ,000 in carrying and selling costs.

The house was owned by an older gentleman who let his sons live in it after he moved to a house with no stairs. They obviously did him no favors. We will have the after video as soon as the work is done.

I just bought this commercial property today for 1,250. The home was actually listed on Facebook for ,900 and one of my contractors told me about it. The owner had 7 offers and told me to submit my best offer. I figured it was worth 0,000 to me all day long and bid just a little higher to make sure I beat out someone they had to same idea. The property needs very little work and has a bout 1,600 square feet. I think it will rent from ,200 to ,600 with the tenant paying all expenses.
